  • Check drainage systems, HVAC curbs, penetrations, flashings, and transitions.
  • Identify and mark potential failure points or problem areas.

  • Deliver a professional condition report with clear next steps.

Step 2: Photo Documentation & Hosting

We document every inspection with time- and date-stamped photos and securely host them in a cloud-based client folder for easy future reference.

Step 3: Correction & Remediation of Defects

  1. Perform small repairs on the spot at no extra charge (at inspector’s discretion).
  2. Remove debris, unclog drains, and seal cracks.
  3. For larger repairs:
  • If it takes less than 4 hours, we complete the work at $100 per man-hour plus materials.
  • If it’s more extensive, we issue a detailed scope of work and estimate.
  • Mark, photograph, and communicate all major issues so clients fully understand what needs attention.

Pricing and Timing

All Preventative Maintenance Agreements include two visits per year—typically scheduled in spring and fall—to inspect, service, and address potential issues before seasonal weather changes. Additional visits can be scheduled upon request.

Pricing is customized based on several factors, including building and roof type, total square footage, current roof condition, and the number of roof levels. This ensures each maintenance plan is tailored to the unique needs of the facility, while maximizing the longevity of the roof.
